Buying an Australian property as an investor or owner occupier is a major financial decision. Most advisers in the industry recommend BUYERS perform thorough pre purchase inspections on any existing property prior to making an offer. The risk of a BUYER missing major and costly or even hazardous defects can be mitigated by using a professional inspection service like INSPECTZ .
Getting a pre purchase inspection done can help BUYERS avoid purchasing a property with major structural issues –avoiding major financial and stress. BUYERS may think it’s OK to purchase a property in need of repair at a discount, but not doing an pre purchase inspection could mean that the discount doesn’t cover the costs for all the necessary repairs.
With a team of vastly experienced and qualified inspectors across Australia, we at INSPECTZ want to ensure that customers buying a new property have a great experience. We realize that many pre purchase situations require very rapid response and a professional, easily understandable report in order to enable BUYERS to make quick and well informed decisions.
Often a report has its most value if it stops a BUYER from purchasing a property and for this reason, we are very clear in our findings and recommendations. We understand that the purpose of an INSPECTZ pre purchase inspection is to enable decisions and not for us to appear smart by producing highly technical reports that serve our own interests.
INSPECTZ inspectors are fully qualified and comprehensively insured for Public and Professional Indemnity giving our customers complete peace of mind.
An INSPECTZ pre purchase property inspection (Sometimes referred to as a standard property inspection, building inspection, pre sale inspection or pre contract inspection) report is a written account of the property’s condition including photos where required. It will include any major construction defects or problems such as rising damp, movement in the walls (cracking), safety hazards or a faulty roof.
The INSPECTZ pre purchase inspection report complies with the Australian Standard (AS 4349.1).
Note: A pre purchase inspection report is different to a ‘pest inspection report’. While a pre purchase inspection report will identify any visual damage that may have been caused by termites, it usually won’t include termites or other timber destroying pests. You may choose to get a separate pest inspection report done before you buy a property particularly if it includes timber frame construction or stumps..
