Buying a property off the plan is a very exciting and tax efficient way to enter the Australian property market as an investor or owner occupier.
However, when the time to settle does arrive, you may not feel technically qualified or find you are unable to personally inspect the property prior to the settlement date.
Not doing a proper pre-settlement inspection runs the risk that defects will not be identified until after settlement when the builder has left the site. With the builder gone it becomes much harder and time consuming for you to get defects rectified. This could result in significant delays to actual occupation and possibly even litigation!
A proven way to avoid the problem is to engage the team at INSPECTZ . Our experts will conduct a thorough pre-settlement inspection on your behalf, identifying and detailing any defects in a comprehensive report enabling you to take the necessary action BEFORE you settle. (We can also do the settlement inspection immediately after settlement if agreed by your solicitor and the developer as, in most cases, the property is covered in the warranty period)
Our service can give you much needed peace of mind at a critical point in a major investment process.
With deep experience in the construction and real estate industry, the team at INSPECTZ want to ensure that customers buying off the plan have a great experience.
Pre settlement inspection (also known as pre handover inspection or pre exchange inspection) reports provide off the plan buyers a service whereby one of our construction trained officers will conduct a detailed inspection of the property and forward you a written presettlement inspection report.
The report will cover the standard of the finish, noting any defects, substandard work or fixtures that do not comply with the specifications agreed in the contract of sale.
INSPECTZ inspectors are fully qualified and comprehensively insured for Public and Professional Indemnity giving our customers complete peace of mind.
Because the report is provided before settlement, the defects can be addressed whilst the developer and builder are still onsite. This eliminates frustration and inconvenience of having to worry about the developer and builder having to come back after settlement to rectify any defects or replace incorrect items.
As an additional service to the condition report, we at INSPECTZ are happy to further assist our clients with follow up management to have errors and defects fixed. Once the builder informs us the defects are rectified we do a follow-up inspection to confirm that is the case giving you a sound property and peace of mind at settlement.
